Central City II Tenant Improvement Project (RAD III)

SHARP Development, LP (SHARP) on behalf of the owner, is seeking a General Contractor (GC) to provide Construction services for Central City II properties listed in this RFP, located at Pine Knoll Apartments (30 Dwelling Units): 917 38th Street, Sacramento, CA 95816 and Big Tree Apartments (29 Dwelling Units): 215 H Street, Sacramento, CA 95814. Applicants with relevant experience and the qualifications required to implement the scope of work as described in this RFP are encouraged to respond.

Possible sub-contracting trades are as follows: Asbestos Abatement; C-22, Electrical Contractor; C-10, Elevator Contractor; C-11, Fire Protection Contractor; C-16, Flooring & Floor Covering; C-15, Glazing Contractor; C-17, Hydroseed Spraying; C-61/D-59, Landscaping Contractor; C-27, Low Voltage Systems; C-7, Warm-Air Heating, Ventilation & AC; C-20, Suspended Ceilings; C-61/D-50, Roofing Contractor; C-39

Construction costs for this project are anticipated to be in the $3 million to $4 million range

Two Pre-Proposal meetings will be held:

  • Thursday, February 9, 2023 at 10:00 A.M. via Zoom:

  • Wednesday, February 22, 2023 at 10:00 A.M., SHRA Commission Room – 2 nd Floor, 801 12 th Street, Sacramento, CA 95814.

Two Site Visits will be held at 215 H St., Sacramento, CA 95814 as Follows:

  • First Site Visit will be held February 9, 2023 at 1:00 p.m.
  • Second Site Visit will be held February 22, 2023 at 1:00 p.m.

The Pre-Proposal meeting is not mandatory; however, firms interested in submitting proposals are strongly encouraged to attend.

All proposals must be submitted no later than 2:00 P.M. on Friday, March 24, 2023 via OpenGov.

This contract is subject to Federal labor standards, compliance monitoring and enforcement and affirmative action requirements, Section 3 Requirements of the HUD Act of 1968, the Davis-Bacon Act, and Minority and Women Owned Business Enterprise standards.

Submitters will be required to furnish and pay for a satisfactory Bid Bond in the amount of not less than 5% of the total bid price. The successful bidder will be required to furnish and pay for a satisfactory Performance Bond and Payment Bond in the amount of not less than 100% of the contract price.
